M886 Ambulance Value

I am looking at a 77' M886 ambulance. This thing has only 16K miles and runs and drives perfect. The cab does have a few rust thru (small) holes, but minor to me. It has the rear cots and a few things that come with these, but not all of it. Any idea of a good price? The owner wants $4500. but I think maybe a little steep, but again, where can you get a 4x4 with that low of milage for under $5000.

misleading low mileage

be aware that mileage is misleading. my m884 radio truck has 32 k miles and 1 billion hours running time powering radios. 5 grand seems a bit high, but dont underestimate the coolest camper on the block factor.
